amage deposit and advanced rent must be received within 3 business days of reservation acceptance* to be confirmed. All reservations are tentative after the 3 days if payments are not received.  Damage deposit and andvanced rent must be paid with money order or cashier's check.  Final payments must be paid with a money order or cashier's check.  Personal checks will only be accepted if received 60 days or more prior to reservation arrival date.  All transactions other than verifiable funds (ie: money orders or cashiers checks) are subject to an accounting handling fee of $25 plus applicable taxes per $1000.  All balances must be paid in full 3 weeks prior to the reservation arrival date. Any checks returned will result in a $50 NSF fee as well as legal actions taken if no retribution is made within the time required by reservation policy.

*Please note that telephone acceptance, email correspondence or fax transmission constitute a contract for rental and the customer/guest is bound to the terms and all terms and conditions for reservations and cancellations apply. Any additional people occupying the rental property not on the contract will be charged a minimum of $50 per person daily.

Check in is between 3:00 – 5:00 pm either by appointment if available, or lock box at the property or a disclosed location. Advance arrangements may be made on certain properties to have keys mailed out prior to the arrival date, with paid in full reservations. Check out is no later than 11:00 am. Minimal cleaning is required and includes removal of trash to outside receptacles, dishwashers loaded and towels placed in washing machine for first load. These properties are not hotels and laundry and dishes etc. are expected to be kept up during the stay. Any unreasonable cleaning will be charged accordingly.

Cancellations received in writing 60 days or more prior to the reservation arrival date will be charged $100.00 administration fee along with any other costs incurred in relation to the reservation. Cancellations received in writing less than 60 days prior to the reservation arrival date will result in forfeiture of all advanced rent and or deposits paid.

Should an owner or third party agent of an owner withdraw the use of the reserved property, Sun Rentals & Realty, Inc. reserves the right to find a property deemed comparable by Sun Rentals & Realty, Inc. as a replacement, comparable as being defined by sleeping requirements being met as well as general location and amenities. Should customer decline such a replacement, all rent and or deposits shall be forfeited. If no comparable property is available, all monies will be refunded.

Emergencies such as medical, death in the family or other unforeseen circumstances requiring cancellation by guest must be submitted in writing with appropriate documentation for owner consideration. Refunds are not guaranteed in part or full for such. Owner or agent may opt to exchange week for another during the next year as fair compensation.

All damage deposits shall be held until full inspections are completed and all damages incurred during stay by guest will be deducted to include any service charges in addition to repair call or parts and labor. The damage deposit will be refunded, less damages if any, within 30 days of departure.

Use of swimming pools is at guest's own risk. Pools equipped with heaters are not guaranteed to sustain any constant temperature due to uncontrollable circumstances of nature included but not limited to wind, rain, low air temperatures or storms. Sun Rentals & Realty, Inc. is not liable for limited use of the pool caused by uncontrollable circumstances of nature such as wind, rain, low air temperatures, storms, sand, fungus or algae caused by extreme temperatures, excessive use or contamination of the water by guests, nor is responsible for compensation of lost use

In the case of a natural disaster during the reservation stay where the area is officially under a mandatory evacuation, 50% of the remainder of the rental fees will be refunded less any taxes or cleaning fees.
